I'm the founder of First Chase Financial. I've worked in mortgage lending for more than 30 years, long enough to see rates, lender appetites and property values run in both directions.
Most investors don't come to me for a rate quote. They come because they have a property under contract and their bank has gone quiet. My job is to read the deal the way the lender will, then structure it so it actually closes.
That means telling you up front which program fits — DSCR, multifamily, commercial, bridge or construction — how the loan has to be sized, and what the lender will push back on. If a deal doesn't work, I'd rather tell you before you spend money on inspections and appraisals.
